This client, a security company, engaged Pinnacle Certification to assist with building approvals to complete a modern commercial fitout.

The Structure:

The structure consisted of two separate buildings that were joined by a wall. The previous tenant had knocked out the wall between the buildings to make it into one tenancy.

When our client (the owner) took over the building again, he reinstated fire separation wall to make it two tenancies and completed a modern office fitout in each building.

How did Pinnacle Certification assist?

  • As an old building, the structure no longer met current regulatory requirements. We identified significant risk or non-compliance with current regulatory requirements, and assisted our client to comply with local city council, state and federal building laws

  • Reviewed the client’s documentation to ensure compliance with the Building Code of Australia and State Legislation

  • Ensured adequate compliance paperwork was completed and submitted to council

  • Provided ongoing assessment of architectural and services documentation to ensure compliance with the Building Code of Australia and State Legislation

  • Liaised with builders, design consultants and relevant authorities to ensure all documentation was completed in a timely manner and any issues were resolved

  • Approved plans for the altered commercial space

  • Prepared and issued the documents necessary for the Certificate of Occupancy, such as Development Permits and a schedule of critical procedures

Outcome:

We issued inspection certification and final building certifications to complete the commercial building approval. We also lodged the Certificate of Occupancy with Council for archiving purposes.
